Sixth&Rio is a boutique condominium under construction at 501 SE 6th Avenue in Downtown Fort Lauderdale, along the New River. Sales launched in June 2023, construction broke ground that same summer, and delivery is targeted for late 2026. It’s one of the few for-sale residential buildings to break ground in Downtown Fort Lauderdale in over a decade.

Residences
The 94 residences include one-, two-, and three-bedroom layouts, townhome-style units, and four penthouses. Finishes are handled by Italkraft and include Sub-Zero and Wolf appliances, energy-efficient induction ranges, and Swiss-made Franke kitchen fixtures. Primary baths feature Brizo fixtures; secondary baths use Delta. Floor-to-ceiling glazing runs throughout, maximizing river and city views. Prices range from $900,000 to more than $3 million.


Amenities
The rooftop sky terrace anchors the amenity program with an infinity-edge pool, private cabanas, dining areas, and lounge spaces. Inside, residents have access to a fitness center, a coworking suite with conference rooms, a clubroom with wine bar and pool table, and an owners’ speakeasy-style lounge. Outdoor tropical lounges are scaled for the boutique building count — 94 units means less crowding than most towers.



A Water Trolley dock sits steps from the building, giving residents complimentary access to Las Olas Boulevard and Downtown Fort Lauderdale without a car. The site is along established walking and bike paths.
Location
The site sits between the New River and Smoker Family Park in Fort Lauderdale’s Rio Vista neighborhood, just south of Las Olas Boulevard and within walking distance of the city’s Brightline station. It’s a location that draws both relocators from the Northeast and empty nesters downsizing from the suburbs — the profile OceanLand has specifically targeted in its marketing.

The Building
OceanLand Investments (Jean Francois Roy, CEO) is developing Sixth&Rio. The building’s curved facade takes its cue from the bend of the New River directly below. French Art Nouveau and Art Deco details run through the design, which incorporates floor-to-ceiling glass and balconies along the river-facing elevations. FSMY Architects + Planners designed the structure; Stiles Construction is the general contractor.
As of October 2025, the concrete superstructure is fully formed, CMU walls are nearly complete across all levels, and glazing has started on the eastern elevation. The rooftop amenity deck is actively being formed. The project topped off in September 2025.
